A former warehouse, Arnolfini is one of Europe’s leading centres for the contemporary arts, presenting innovative, experimental work in the visual arts, performance, dance, film, music and events over five exhibition spaces, a theatre/cinema auditorium, reading room and light/dark studios are housed in the Grade II listed building.

We have been working with the Arnolfini since 2012, providing mechanical and engineering support as well was consultancy services on facilities management topics. Throughout this time, Almeda has provided a range of planned and reactive services, as well as consultancy advice and project performance.

Overcoming Challenges

We firmly believe that the ongoing manageability is a direct result of effective mobilisation and close liaison with the customer. With the initial validation of asset details, we are able to identify the compliance requirements of each asset and fully populate our information management system such that we can establish the most efficient method for applying a planned and reactive technical service.

The performance of this assessment of assets allowed Almeda to determining when the Planned Preventative Maintenance (PPM) needed to be carried out in line with industry standards. Once established and agreed, the PPM schedule has minimised the challenges that would ordinarily be associated with a site such as this. Indeed, by regularly discussing the forecasted work with the customer, we minimise disruption while also ensuring that the appropriate resource, material and subcontractor support is arranged for on time completion.

When required, we provided rapid emergency response, as we did when the basement flooded. Almeda responded to an emergency call out on a weekend within 1 hour when a leak in some pipework had caused the basement to flood. When we arrived on site, we installed specialist plant to pump the water out of the basement and then fixed the leak. We returned to site the following day to ensure that the customer was satisfied with the resolution, what also checking the state of the site to ensure that the fix had been correctly completed first time.
